Find a survey number by village (Find Sy.No)

  2. 2Press “Find Sy.No”, start typing the village or mandal name and pick it from the list.
  3. 3Type the survey number exactly as on your passbook or pahani — with its sub-division, like 245/A or 91/1.
  4. 4The map zooms to the field and outlines it. Tap it to see the details, or switch to Measure to draw your plot.

Telangana land records you'll hear about

  • Bhu Bharati — the state's land records portal since April 2025 (it replaced Dharani). Pahani, ROR-1B and pattadar passbook details come from here.
  • Pahani / Adangal — the yearly record of who holds and cultivates each survey number.
  • Tippan — the certified field sketch of a survey number with its measurements. This is the legal shape of the field.
  • Village map — the whole village with every survey number. Our map is built from digitised village maps.
  • Town Survey (T.S.) number — used instead of village survey numbers in parts of Hyderabad city. Where we have them, the map shows T.S. numbers.

You get the area in acres, guntas and square yards, each side's length, and which survey numbers the plot covers.

Buying a plot near Hyderabad? Check these on the map

  • Does the plot sit inside the survey number written in the sale deed and the layout?
  • Draw the plot — is its size on the ground close to what is written?
  • What are the survey numbers on the north, south, east and west — do they match the deed's boundaries?
  • Is it near a lake or nala? Check the HYDRA / FTL lake maps and the prohibited land list before you pay.

How do I find the survey number of my land in Telangana?

తెలంగాణలో సర్వే నెంబర్ ఎలా తెలుసుకోవాలి?

Open the survey map at your land (use your phone's location or search the village), turn on Sy.No and tap the field. If you know the village and number, use Find Sy.No instead. Your pattadar passbook, pahani and sale deed also carry the survey number.

Is Dharani the same as Bhu Bharati?

Bhu Bharati replaced Dharani as Telangana's land records portal in April 2025. Survey numbers did not change with the switch; the portal and some procedures did.

Can I see the village map with all survey numbers?

సర్వే నెంబర్ తో గ్రామ పటం చూడవచ్చా?

Yes — zoom out to the village on the survey map and every field shows its number. For a certified village map or tippan to use in a sale or a loan, order the official copy.

Is this the same as the tippan?

ఇది టిప్పన్ తో సమానమా?

No. The tippan is the certified sketch with field measurements. Our map is a digitised village map over satellite, good for finding and checking land. For legal use, get the tippan.

Why does the map not show my survey number?

Survey numbers appear only after you zoom in close to the fields. A few villages, new sub-divisions and parts of Hyderabad city may not be in the digitised maps yet. If your plot is outside the data, the report says so.

The survey map is indicative: boundaries are digitised from government village maps and laid over satellite photos, so lines can be a few metres off. A plot you draw is only as accurate as the photo and your marking. Neither is a legal survey or a certified record. For a sale, loan or dispute, get the certified village map / FMB (tippan) and, if needed, a survey by a licensed surveyor. JaaGa is a private company — not a government website and not affiliated with the Government of Telangana or Andhra Pradesh.
